Industrial outdoor storage

Finding value off the beaten path.

Midas Vantage Partners buys and manages industrial outdoor storage in secondary and tertiary markets across the U.S. We invest our own discretionary capital, while our two principals underwrite every deal and make all major decisions: from the first call to closing, and for the duration of our ownership tenure.

Where we invest

We know our markets, and we stay in them.

We invest in secondary and tertiary markets nationwide. Our portfolio currently spans six states across the Northeast, Midwest and South, and we are aggressively seeking to expand our geographic footprint.

When we inquire about your property, you can trust that we've already studied the market: operators who need yards, nearby comps, and local demand drivers. That lets us move quickly, as well as build the conviction to hold long-term.

Why work with MVP

What a direct buyer can do for you.

Before founding MVP, our principals helped oversee the acquisition and management of more than $3 billion of commercial real estate, mostly in large institutional portfolios. We are now applying that experience to construct an industrial outdoor storage portfolio from the ground up: one yard or facility at a time.

Discretionary capital

MVP invests its own discretionary capital, not a fund's. No investment committee stands between the people you meet and a decision.

Certainty of close

We can close without a financing contingency and on an efficient timeline.

Structures that fit

We are opportunistic investors and can therefore pursue a wide range of deal types and structures, including short- or long-term leasebacks, owner financing, partial occupancy or value-add, and short remaining lease terms, to name a few.

Comfortable with complexity

We have bought out of bankruptcy; acquired, renovated and leased vacant buildings with deferred maintenance; and pursued ground-up development.

Case study

A bankruptcy-sale truck terminal, leased in nine months.

The situation
A distressed truck terminal sold through a Section 363 bankruptcy sale.
What we did
MVP bought the property and invested in targeted capex: roof, dock doors, bumpers and levelers, office areas and yard resurfacing.
The result
Within nine months of closing, a triple-net lease with a regional industrial recycling company.

How we work with our tenants

Owners who pick up the phone.

Long-term horizon

We evaluate every investment on a multi-year horizon and work alongside our tenants as their space needs change.

Owner mindset

We take pride in what we own. The condition of our properties reflects on us as both investor and landlord, so we hold every one of them to the highest standard throughout our ownership tenure.

Lean and nimble

Every MVP tenant has a direct line to our two principals, who make the business decisions and oversee day-to-day affairs themselves. That removes friction from (1) everyday requests like repairs and billing to (2) bigger conversations related to site improvements or lease amendments.

Flexible lease structuring

Whether we buy a leased property or lease one we own, we aim for long-term occupancy rather than aggressive, short-term rent increases. A stable lease is the best outcome for both sides, and we seek to drive longevity by giving our tenants what they need from a real estate perspective to run their business smoothly and efficiently.
